The first quarter of 2017 for real estate in Williamson County was one for the record books.  Williamson County Real Estate Sales for March 2017 set a record high for quarterly median sales prices and produced the highest quarterly closings in a decade!

Monthly Highlights

  • First Quarter closings for 2017 were the highest in 10 years with median sales prices also achieving record highs at $459,013.
  • 13th straight month of median sales prices above $400,000 for residential homes in Williamson County.
  • Year-to-date sales are ahead 4.2% versus this same time last year, though closings are nearly the same (446 – March 2017 / 448 – March 2016) as last year.
  • Closings are occurring 16 days earlier than at the same time last year (51 Days – March 2017 / 67 Days – March 2016).
  • Residential home inventory in March 2017 declined 10%.  Condominium inventory took a more dramatic leap by decreasing 42% from the same time last year.  As of the end of March 2017, inventory was at a three month supply for residential homes.

Still Setting Records

  • The March 2017 median sales price of $459,013 breaks the all time Williamson County record of $459,000 set in June of 2016.
  • The median sales price increased 5.8% from the same time last year ($433,850 – March 2016).

Personal Thoughts

This seller’s market continues to show signs of remaining healthy and strong.   As Spring begins to set in, buyers and sellers tend to fully come out of hibernation and begin to give us a better idea of market trends for the remainder of the year.  Inventory is once again going to be the main driver for the market.  If inventory remains low, we will continue with rising prices and decreasing days on market.  Though I expect the continuing influx of new construction will help to even things out, as well as, help maintain stability as the desire to move to Williamson County continues to grow.  In a market where variables are constantly changing, it’s important to have an expert on your side.
