It has been yet another hot month for real estate in Williamson County, TN.  Williamson County Real Estate Sales for February 2017 set all time monthly highs for both median sales price as well as total closings for single family residential homes!

Monthly Highlights

  • The median sales price for single family residential homes in February 2017 was $447,868 which represents a 12.5% increase since this same time last year ($396,970 – February 2016).
  • February 2017 marks the 12th consecutive month of single family residential sales in Williamson County, TN with a median sales price higher than $400,000.
  • There were 320 closings for single family residential sales in February 2017.  This marks an increase of 14.3% compared to 265 closings at this same time last year.
  • Inventory remains low and is down 14.6% from this time last year.
  • Low inventory is not slowing down sales, as homes are selling 12% faster than at this point in February 2016.
  • There have been 652 year to date closings in Williamson County, TN which represents a 7.8% increase versus this time last year (605 – February 2016).

Setting Records

  • The $447,868 median sales price for single family residential properties sets an all time monthly record high.
  • February 2017 also set an all time monthly record with 320 single family residential closings.

Personal Thoughts

The local market is showing no signs of slowing down and prices continue to rise.  This represents a challenge for buyers and sellers alike.  For buyers, it’s obvious that the challenge is still lack of inventory, higher prices, and less room for negotiations.  Sellers face the lack of the unknown in the market.  Pricing too low can result in an overwhelming amount of showings and offers, forcing the seller to have to choose one from many similar offers.  Pricing too high can bring too few showings and offers or the fear that the home may not appraise.  A good real estate agent is the key to buyers and sellers navigating a hot and sometimes unpredictable market.
