Williamson County Real Estate Sales for April 2017

Real Estate in Williamson County continues to remain hot.  April 2017 was the 14th consecutive month with a single family home median sales price above $400,000.  Single family homes sold 27% faster than at the same time in 2016 with an April 2017 average of 49 days on market.

Monthly Highlights

  • The median sales price of $451,100 in April 2017 breaks the previous monthly high record of $433,000 set in April 2016.
  • Single family home inventory declined from 1,684 listings in 2016 to 1,561 in 2017.  Condominium listings decreased 35% from 92 in 2016 to 60 in April 2017.
  • April 2017 was the 14th consecutive month with a single family home median sales price above $400,000.
  • There have been 1,569 closings year-to-date in Williamson County.  This is an increase of 2.8% from the same time last year (1,527 closings – Jan – April 2016).

Fast Sales

  • Single family homes were on the market for an average of 49 days in April 2017 which represents a 27% increase from the same time last year.
  • Condominiums averaged 26 days on market in April 2017.
  • There were 471 home closings in April 2017, which is a slight decrease from the 474 closed in April 2016.

Personal Thoughts

In the last 5 years in Williamson County, closings have increased 51%, the median price has increased 29%, and inventory has decreased 22%.  This continues to put buyers at a major disadvantage in most areas of negotiation.  Sellers continue to have the upper hand which can force buyers to make quick decisions and present their best offers.  It’s important for both the buyer and seller to be aware of current market values, as higher priced listings and offers will mostly still be contingent upon appraisal.  In a market where one side has a significant advantage over the other, it’s important for both sides to have separate and proper representation.
